Working Examples:

1. Toss Bryans Home and Hardware Store, Courthouse Road, Fermoy, Co. Cork.

Tailte Éireann proposed a Rateable Valuation of €780. Following representations by Gerard O’Callaghan on the building measurements, uses and values the Rateable Valuation was reduced to €460 which equates to an annual saving of €26,006.40 ( based on 2025 Rates).


2. District Health and Leisure Club, Silversrprings, Tivoli, Cork

The Club had an existing Valuation Cert at €1270.37.  Following material change, an application for Revision was submitted by Gerard O’Callaghan with an agreed settlement for a new Rateable Valuation of €845.  The reduction in Rateable Valuation equates to an annual saving of €33,004.45 ( based on 2026 Rates).

3. RED FM Pod, Unit K11, Mahon Point Shopping Centre, Cork

Tailte Éireann initially proposed a Rateable Valuation of €58. Following an Appeal to The Valuation Tribunal by Gerard O’Callaghan where the measurements, use and values were disputed, the Rateable Valuation was reduced to €10 which equates to an annual saving of €3724.32 ( based on 2026 Rates).


4. Ring of Kerry Hotel, Cahirciveen, Co.Kerry

Valuation Office initial proposed a Rateable Valuation of €104,000. Following representations by Gerard O’Callaghan on the building measurements, uses and values the Rateable Valuation was reduced to €70,000 which equates to an annual saving of €8330 ( based on 2026 Rates).


5. Motherway Agri, Dromsarane, Co. Cork.

Valuation Office initial proposed a Rateable Valuation of €223. Following represantions to Tailte Eireann by Gerard O’Callaghan where the measurements, use and values were disputed, the Rateable Valuation was reduced to €18 which equates to an annual saving of €16,660.35 ( based on 2026 Rates).


6. Abbeyville Veterinary Clinic, Clashduv Road, Cork

Tailte Éireann initially proposed a Rateable Valuation of €162. Following representations and Appeal to the Valuation Office by Gerard O’Callaghan on the building measurements and values the Rateable Valuation was reduced to €130 which equates to an annual saving of €2482.88 ( based on 2025 Rates).


7. Holos Skincare Premises, Temple Hill, The Shannon, Enniscorthy, Co. Wexford.

Tailte Éireann issued a final Valuation Cert with Net Annual Value of €36300.  An appeal to the Valuation Tribunal was submitted by Szymon Slowiak of Lisney.  The basis of the appeal was the categorisation of the unit as retail space. The case was subsequently settled prior to hearing with a revised valuation of €15830 agreed.
